LIBO-LIBONG trabaho ang nilikha ng kontrata ng Ayala Land Inc. (ALI) sa University of the Philippines (UP) para sa Technohub complex sa Diliman.
Ayon sa ALI, magmula nang simulan ang operasyon noong 2008, ang ALI-UP partnership ay nakapagbigay ng 50,000 trabaho.
Kasabay nito, inilinaw ng kompanya, sa ilalim ng kanilang development lease agreement sa UP para sa Technohub property, ang premier state university ay tatanggap ng P171 per square meter kada buwan.
Mas mataas ito sa P22-per square meter kada buwan sa loob ng 25 taon na lumabas sa ilang online report na nabasa ni presidential spokesperson at chief legal counsel Salvador Panelo.
“This was derived from P4.23 billion in lease payments and P6 billion investment in 16 commercial buildings for a total amount of P10.23 billion over the life of the 25-year contract,” pahayag ng ALI.
Sa kabuuang lease payments, nasa P1.1 bilyon ang tinatayang pumasok mula 2008 hanggang 2018 habang P3.13 bilyon ang papasok mula 2019 hanggang 2033.
Ayon sa kompanya, sa 37-hectare property, 20 ektarya ang sakop ng technohub habang ang apat na ektarya ay nanatili sa UP at ang 13 ektarya ay open space.
Bukod dito, sinabi ng ALI na kapag natapos na ang kontrata sa 2033, mapupunta sa UP bilang may-ari ng lupa ang 100 porsiyento ng upa ng gusali.
“After 2033, UP as owner, will receive 100% of the buildings’ rent. UP also continues to own the land which has appreciated in value since the start of the partnership,” pahayag ng kompanya.
“We believe this development has been fruitful and beneficial for UP, ALI and the community,” dagdag ng ALI, “We welcome a transparent review and assessment of our partnership with UP.”
Nabatid na ang Ayala ang nakakuha ng lease contract sa UP noong 2006 matapos makatugon ang kompanya sa bid invitation at negotiated proposal na itinakda ng UP laban sa siyam na iba pang real estate developer.
“Only ALI submitted a proposal and committed to meet the very specific parameters set out by UP – a campus-type development with a minimum of 10, three to four storey buildings catering to IT companies,” paliwanag ng ALI.
